Property managers are not involved in any body corporate related issues and decision making. These are resolved internally through the body corporate division. However, it is the responsibility of the property manager to alert you as the landlord of any potential issues that could impact on body corporate management.
The issues are generally passes on from the tenants but can also be noticed by your property manager during routine inspections. These issues are related directly to common arrears or equipment such as security cameras, pools and resident complaints etc.
Your property manager can report to body corp on behalf of you, if you please.
Your property manager does not have the ability to resolve or get involved with specific body corporate matters but are responsible for managing your property and thus should be conducting appropriate reporting and passing this information on to you as the landlord.
